Depending on the project, we are offering:

• 10% interest as part of “earn and learn” (learn from us on real projects)

• 11% interest on a 1st charge

• 12% interest on a 2nd charge

• 14% interest against Corporate and Personal Guarantees

Interest is typically paid annually, at the end of loan term.

We handle all the logistics:

• Creating loan agreement

• Appointing solicitors (you can use your own if preferred)

• Finding, securing, designing, planning, developing and refinancing an asset

• Answering all your questions and sending over quarterly updates

• All legal cost on us

• Delivered projects worth over £1.5m

• £2m in 9 months delivery pipeline

• Generating £1.1m a year from serviced accommodation portfolio

• Paid all past loans and interest on time, no exceptions

• Can provide loan-specific references from 5 private investors and 2 bridging loan providers upon request

• 1x Commercial-to-residential office conversion to flats - kept all flats

• 12x Residential to holiday let conversion - rented units

Currently we have 2 active projects in the 9 months pipeline (£2m GDV):

• Cotswolds derelict villa conversion from 4-bedroom 1-bathroom ruin to 5-bedroom 4.5-bathroom high-end serviced accommodation (our biggest acquisition yet) with hot tub & games room. £1.3m GDV.

• Swadlincote mixed-use property conversion to sui generis 9-bedroom 8-bathroom 3-kitchen high-end HMO. £0.7m GDV.
